Flagstaff

Seven thousand feet, four real seasons, and a university that never stops needing housing. The leasing window opens early and closes hard, and mountain properties carry snow load, freeze protection and plowed access as line items. Downtown, the Southside, Cheshire, University Heights, Ponderosa Trails, Kachina Village and Doney Park.

Sedona

Red rock country and one of the strongest short-term and seasonal markets in the state, closely licensed and regulated by the city. Uptown, West Sedona and the neighborhoods off 89A rent to very different guests and tenants. Sedona has its own site; we manage it as part of the same northern book.

Village of Oak Creek

South of Sedona on SR-179, under Bell Rock and Courthouse Butte, with golf at the Sedona Golf Resort and Oakcreek Country Club and a quieter, more residential character than Uptown. Unincorporated Yavapai County, which changes the short-term rules.

Cottonwood & the Verde Valley

Cottonwood, Clarkdale, Cornville and Jerome along the Verde River: Old Town, the wine trail, Dead Horse Ranch and the Verde Canyon Railroad, at a fraction of Sedona’s acquisition cost. Our family has roots here and a second concentration of managed property.

Camp Verde

The incorporated town at the I-17 and the river, founded around Fort Verde in 1865, with Montezuma Castle at the north end and five historic irrigation ditch companies whose shares attach to the parcel. Ninety minutes to Phoenix, thirty to Sedona.

Munds Park

Ponderosa pines at sixty-five hundred feet, seventeen miles south of Flagstaff, and one of the busiest cabin markets in Arizona from late spring through fall. Almost every owner is a remote owner, and the maintenance list — freeze protection, propane, snow load, access — decides whether a season is profitable.
